Water-damaged ceiling with peeling paint

Leak detection & repair

Typical price$300 – $900
Request this repair

A roof leak is often a small opening that lets water travel along decking, rafters or insulation before it shows up indoors. The stain on your ceiling may be several feet from the real entry point. Our job is to find that entry point and fix it at the source, not just seal around the visible spot.

Typical time: 2–5 hoursWorkmanship warranty: 2 yearsEstimate visit: Free

Signs you may need it

  • Brown rings or bubbling paint on ceilings
  • Damp or dark spots on attic decking
  • Drips during heavy rain or after snow melt
  • Musty smell in upper rooms or the attic

What's included

  • Locating the true entry point
  • Sealing or replacing the failed component
  • Up to 10 matching shingles
  • Debris removal and magnetic nail sweep

How we do it

  1. Interior check of the stain and attic above it
  2. Roof-side inspection along the likely water path
  3. Water test on suspect areas when needed
  4. Repair of the entry point (sealant, shingles, flashing or boot)
  5. Photos of the problem and the finished repair

Shingle repair

Typical price$250 – $800
Request this repair

Shingles shed water and protect the layers below from sun and weather. When even a few go missing or crack, the underlayment is exposed and can fail quickly. We replace damaged shingles, re-nail loose ones and seal the area so it blends with the rest of the roof as closely as possible.

Typical time: 2–4 hoursWorkmanship warranty: 2 yearsEstimate visit: Free

Signs you may need it

  • Shingles on the ground after wind
  • Curled, cupped or cracked edges
  • Bare spots or heavy granule loss
  • Lifted tabs that flap in wind

What's included

  • Up to 1 square (100 sq ft) of shingles
  • Matching to the nearest available color
  • Underlayment patch where needed
  • Cleanup and nail sweep

How we do it

  1. Assess the damaged area and surrounding shingles
  2. Carefully lift adjoining courses without breaking them
  3. Replace underlayment if torn
  4. Install new shingles with correct nailing pattern
  5. Hand-seal tabs and clean up

Flashing repair

Typical price$350 – $1,200
Request this repair

Flashing is the metal that seals the joints where your roof meets a chimney, wall, skylight, vent or valley. It's the most common source of leaks we repair. Old caulk dries out, nails back out and metal corrodes. We reseal what can be saved and rebuild what can't.

Typical time: 3–6 hoursWorkmanship warranty: 5 yearsEstimate visit: Free

Signs you may need it

  • Leaks near a chimney, skylight or wall
  • Rusted, bent or lifted metal pieces
  • Cracked caulk along the chimney
  • Stains on walls next to a roof line

What's included

  • Chimney, wall, skylight or valley flashing
  • New pipe boots for plumbing vents
  • Masonry counter-flashing cut-in when required
  • Photos of before and after

How we do it

  1. Remove failed sealant and loose flashing
  2. Inspect decking and underlayment beneath
  3. Install new step, counter or apron flashing as needed
  4. Seal with roofing-grade sealant
  5. Water test where practical

Flat & low-slope roofs

Gutters, fascia & soffit
